Our Fort Worth home inspector found this extremely dangerous condition in a Grand Prairie, TX home inspection. This was a foreclosure inspection, where obvious remodeling had been started before the owner lost the home. What our inspector found in the fireplace and chimney surprised even him. A nap interrupted

It was a rather cold morning last week. Kind of morning that most of us look for a little warmth. Rocky was no different. He was curled up in a not so little round furry ball in the attic of this home in west Fort Worth.

Not wanting to disturb his nap — for more reasons than one — I was glad he gave me a photo opp. fortunately the owners called a local critter rescue and relocation company.

We Find Problems Before They Become Tragedies!

The insulation on these wires melted, and the copper oxidized (see the green residue?), from overheating within the circuit wiring. The oxidation actually creates more resistance and more heat. In other words, if not repaired, this problem would have caused an electrical fire. New Roof or Bad Roof???

From the street, this view of the roof was hidden. The rest of the slopes were nice, fresh, new shingles.

Problem? These actually are “new” shingles, too (meaning they had never been installed before). But these “new” shingles are manufacturer’s defects that were sitting in someone’s warehouse or storage room until the roofer actually used them. The Seller was “right”. But, when spilled the beans, our Buyer Client got a NEW, new roof.

We inspect a lot of “Flipped” houses for clients. We spend extra time inspecting these, because remodeling covers up a lot of stuff. Maybe the Seller knows. Maybe he doesn’t.
