Foreclosure Inspection Reveals Dangerous Fireplace Hazard

Our Fort Worth home inspector found this extremely dangerous condition in a Grand Prairie, TX home inspection. This was a foreclosure inspection, where obvious remodeling had been started before the owner lost the home. What our inspector found in the fireplace and chimney surprised even him. South Hills Client and Realtor “Very Impressed”

Our professional home inspector did a home inspection last week for this Client, who was referred to us by a friend. The house was a 1950s ranch style in the South Hills part of Fort Worth. The Client’s Realtor had never used our company before either, so it was nice to hear that we impressed both Nicci and her Realtor. By the way, it also sounds like the Seller is trying to get the items we found fixed. That’s even better, huh?

Energy Retrofit of Older Home Will Pay Off In Lots of Ways

At House Exam Inspection and Consulting, we’ve been helping folks learn how to save money on utility bills for nearly four years now, through our association with Home Energy TuneUp. We’ve helped dozens of families save on their energy usage, by giving them fully itemized reports on the energy-related upgrades and repairs they could make in their homes, how much they could realistically expect to pay for each upgrade, and how long it would take to re-pay the expenses based on energy savings. We’ve had good feedback from these Clients, and we are expanding this service to include full-service energy audits and thermographic diagnostics over the next few months. Now for the big news: We are pleased to report that we (Victor and Carolyn Sedinger) are going to put the program to use in a personal way. We are beginning the retrofit process on our own 1948 bungalow on the west side of Fort Worth. We bought this home while it was a duplex, and rented out the one-bedroom side for the first several years. But as we approach retirement in a few years, we thought it would be nice to turn it into a nicely upgraded single-family home. We have drawn up the plans for the conversion. We have received the quotes from sub-contractors. We have secured the funding, and we will be starting the work on or about January 18, 2010.

Over the next few weeks we’ll give you the basic findings from our own Home Energy TuneUp Report, as well as the RESNET Home Energy Diagnostic Survey. We will use both of these reports, so that the results can be compared and we will have a measurable way to determine the similarities and differences in the programs. We will be able to document the before and after results of the house in relation to air leakage, weatherization, and other variables for energy efficiency.

It was a rather cold morning last week. Kind of morning that most of us look for a little warmth. Rocky was no different. He was curled up in a not so little round furry ball in the attic of this home in west Fort Worth.

Not wanting to disturb his nap — for more reasons than one — I was glad he gave me a photo opp. fortunately the owners called a local critter rescue and relocation company.

$8,000 Home Buyer’s Tax Credit Extended and Expanded

In case you haven’t heard, Congress passed an extension of the First-Time Home Buyer’s Tax Credit. The credit, which was supposed to expire on November 30 this year, has been extended to next year. The rules have actually been expanded to include folks who have been living in the same home for five years or more. These folks can get a credit of up to $6,500 when they buy a house before the new deadlines. Homes must be under contract by April 30, 2010, and the purchase transaction must be closed before June 30, 2010 for the credit to apply.
